Partridge Homes Updates
*This blog was produced following an interview request from an external media company looking to speak with a Birmingham and Solihull based female Managing Director making an impact in the property industry.*

At Partridge Homes, we pride ourselves on being a family run, independent estate and letting agency that continues to grow year on year. Behind that growth is Managing Director Charlotte Partridge, who plays a key role in driving the business forward while maintaining the values that have made the company what it is today.
The Media outlet sat down with Charlotte to talk about her day to day life, the recent success of the business, recruitment challenges, industry changes, and how she balances family life with running a fast growing company.
Q: Charlotte, what does a typical day look like for you as Managing Director?
No two days are ever the same, which is what I love about the role. My mornings usually start early reviewing emails, checking in with the team, and making sure everything across both offices is running smoothly. From there, I could be dealing with landlords, tenants, vendors, speaking with developers, reviewing figures, or working on new business opportunities.
A big part of my role now is making sure the business continues to grow while maintaining the service levels we are known for. I am constantly looking at how we can improve, whether that is through systems, marketing, or staff development.
There have been some really memorable moments over the last few years. I always think back to when Paul said a couple of years ago that we would become the most well known Sports and Entertainment relocation agent. At the time it was a big statement, but we have delivered on that this year.
During the 2025 to 2026 season, across both the summer and January transfer windows, we successfully relocated 19 out of 19 Birmingham City signings.
For a national corporate business, that would be a huge achievement. For a family run business like ours, it is almost unbelievable and something we are incredibly proud of.
Q: The business has seen strong growth recently. Can you tell us more about that?
Yes, it has been an incredible couple of years for us. Between 2024 and 2025, our revenue grew by 37 percent, which for a family run business is a fantastic achievement.
What makes me most proud is that we have not chased growth at the expense of service. We have stayed true to who we are, and I think clients can see that.
Looking ahead to 2025 to 2026, we are on track to achieve a similar level of growth again. That is something we are really focused on, but it has to be done the right way with the right people in place.
Another proud moment for us has been forming partnerships with well established businesses such as Smart Homes, Xact Homes and Simon Burt Estate Agents, who have chosen us as their preferred letting partner.
These are highly respected companies with strong reputations, and the fact they trust us to look after their landlords is something we are incredibly proud of.
Q: The lettings industry is changing rapidly. How are you adapting to this?
The sector is evolving quickly, especially with the Renters Rights Act coming into force. It is one of the biggest changes we have seen in the private rented sector in years.
For us, it is about being ahead of the game rather than reacting to it. We are already advising our landlords, updating processes, and making sure everything we do is compliant before changes fully take effect.
A lot of landlords are understandably concerned about what the changes mean for them. Our role is to guide them, protect their investment, and make sure they feel confident moving forward.
Being proactive is key. If you are not ahead in this industry, you quickly fall behind.
Q: You mentioned people. You are currently recruiting for a property manager. What challenges are you facing?
Finding the right person is always the biggest challenge. Skills can be taught, but attitude, drive, and personality are much harder to find.
As a family business, we are very protective of our culture. Everyone in the team works incredibly hard and genuinely cares about our clients. We need someone who fits into that environment and brings the same level of energy and commitment.
There are a lot of candidates out there, but finding someone who truly aligns with how we operate is not easy. When we do find that person, they tend to stay with us long term.
Q: What makes Partridge Homes different from other agents in the area?
It comes down to care and accountability. We treat every property as if it were our own and every landlord or tenant as if they were part of our extended network.
We are not a corporate business. Decisions are made quickly, and clients have direct access to us. That personal approach is something people really value, especially in the lettings market where communication is key.
Q: You were recently a finalist for a national award. Tell us about that.
I was incredibly proud to be named a finalist for the Women in Property National Awards. It was a real honour and something that reflects not just my work, but the work of the entire team.
Q: Family is clearly a big part of the business. How does that influence you day to day?
Family is at the heart of everything we do. I think about our Co Founder and my Father in Law every single day when I sit behind my desk. When I am making decisions, I often ask myself what they would have done or what conclusion they would have come to.
Working with family can sometimes be challenging, but we are all moving in the same direction and that shared vision is what makes it work.
I am also incredibly proud that my 16 year old son Alfie has joined the business. Seeing him come into the company and start learning the ropes is a really special moment for me.
On a personal level, I love the fact that I can still do the school runs and be present for my children. Being able to drop off and collect my daughter Florence from nursery while running a business is something I do not take for granted.
Balancing the business with a younger child as well as two teenage boys is not always easy, but it is something I am very proud of.
Q: What is next for Partridge Homes?
Continued growth, but in a controlled and sustainable way. We are expanding, building our team, and strengthening our presence across Solihull and Birmingham.
We want to continue being the go to letting agents for landlords who want a proactive, driven, and personal service. At the same time, we are always looking at new opportunities to improve what we offer.
Q: Finally, what would you say to someone thinking about using Partridge Homes?
If you want an agent that genuinely cares, communicates properly, and delivers results, then we would love to help.
Whether you are a landlord looking to maximise your return or a tenant searching for the right home, we are here to guide you every step of the way.
